Why the accounting background actually matters

An investment property is a financial decision wearing a building. The purchase price is one input. Holding costs, the loan structure, depreciation, land tax, the entity you buy in and how the debt is apportioned all change the answer — and most of them are decided before you exchange, not after.

I am a Chartered Accountant. I also run Religare Home Loans, so I know what a lender will actually do with a given property before you bid on it, not after your finance clause is running. That combination means the numbers you are shown are the numbers you will live with.

It also means I will tell you when a purchase does not stack up. That is the part of this job most people are not paying for and most need.

How an engagement runs
Four phases. You know what is happening and what comes next at every point.
  1. Brief and strategy

    What you are trying to achieve, what you can borrow, and what the numbers need to look like for it to be worth doing. If the strategy is wrong, no property fixes it.

  2. Search and shortlist

    On and off market. Every shortlisted property comes with the modelling attached — yield, holding cost, cashflow and the finance position — not just photos and a price guide.

  3. Due diligence and negotiation

    Inspections, contract review with your solicitor, and the negotiation. Commercial adds the lease, the covenant and the outgoings recovery.

  4. Finance and settlement

    Funding arranged through Religare Home Loans if you want it, then managed through to settlement and handover to your property manager.

Queensland sits outside the automatic mutual recognition scheme in both directions, which is why we hold a Queensland licence in its own right rather than relying on recognition. Licence details are available on request.

What we do not do

We do not sell property, we do not take a commission from a vendor or a developer, and we do not have stock to move. We are paid by you, which is the only way our interests and yours point the same direction.

We also do not give financial product, superannuation or tax advice. Religare Realty is not licensed to, and that work belongs with your accountant, licensed adviser or tax agent. We will happily work alongside them.

Questions we get asked
How are you paid?
By you, and only by you. Our fee has two parts — an engagement fee when you appoint us, which covers the strategy and search work, and a success fee payable on an unconditional purchase. The success fee can be structured as a fixed amount or as a percentage of the purchase price, depending on what suits the brief. The exact figures are set out in the agency agreement in dollars before you sign anything. We do not accept commissions, referral fees or rebates from vendors, selling agents or developers.
Do I have to use Religare Home Loans for the finance?
No. Plenty of clients come with their own broker or banker and that works fine. The advantage of doing both in one place is speed and certainty — we can confirm what a lender will do with a specific property before you bid, rather than discovering it during the finance clause. If we do arrange your finance, the lender pays a commission on settlement and that is disclosed to you in writing.
What does the accounting background actually change?
Three things, mostly. The modelling is done properly — real holding costs, the actual loan structure, and the after-tax position rather than a headline yield. The ownership and debt structure gets thought about before you exchange, when it is still cheap to change. And you get told plainly when the numbers do not work, which is a harder conversation for someone whose fee depends on you buying something.
Can you buy interstate?
Yes. We hold licences in New South Wales, Queensland and Tasmania, and act in Victoria, Western Australia, South Australia, the ACT and the Northern Territory under automatic mutual recognition of our NSW licence. Queensland matters in particular because it sits outside that scheme, so an agent holding only a NSW licence cannot lawfully act there.
Do you work with first home buyers and owner-occupiers?
Yes, though the majority of what we do is investment. An owner-occupier purchase is a different brief — liveability and long-term suitability matter more than yield — and we run it that way rather than pretending it is an investment decision.
What is the minimum you will work on?
There is no hard floor, but below roughly $400,000 the fee starts to weigh heavily against the value we can add, and we will say so on the first call rather than take the engagement. That conversation is free and takes ten minutes.
