Religare Realty - Independent Buyer’s Agency
Most people buying an investment property are negotiating against a professional. The selling agent is paid by the vendor and acts for the vendor. We act only for you.
Rakesh Parmar is a licensed buyer’s agent and a Chartered Accountant, and that combination shows up where it matters. We build the numbers on every property we shortlist — purchase costs, holding costs, rental assumptions, and how the ownership structure changes the picture — and we show you the workings. When a property doesn’t stand up to that, we say so and keep looking.

Frequently Asked Questions
Is the buyer’s agent experienced?
Religare Realty is run by Rakesh Parmar, a licensed buyer’s agent (NSW licence no. 20477356) and a Chartered Accountant. Ask us on the discovery call for recent purchases comparable to your brief and we will walk you through them.
Will I get market insights from your buyer’s agent?
Yes. On every property we shortlist you get the market evidence we relied on — recent comparable sales, days on market and rental evidence — alongside our estimates of purchase costs and holding costs. You see the workings, not just the conclusion.
I am a home buyer. How can you help me with all the required procedures?
We run the same nine-step process whether you are buying to live in or to rent out: brief, search, inspect, shortlist, assess, appraise, negotiate, exchange, settle. We handle the search, the due diligence and the negotiation, and we tell you plainly when a property does not stand up.
Can you help me use my SMSF to invest in real estate?
Yes — if you and your licensed adviser have already decided that an SMSF purchase is right for you, we can act on the purchase and coordinate with your adviser and lender. What we cannot do is advise you on whether to set up or use an SMSF. An SMSF is a financial product, that advice requires an Australian Financial Services Licence, and we do not hold one. Be cautious of any property firm that offers it.
How can you help me develop a property portfolio?
We act on acquisitions inside a strategy you and your advisers have set, and we can search any market in Australia. We will tell you what a given property costs to buy and hold, and what the market evidence says about it. We will not tell you how much of your wealth to put into property, or when — that is a conversation for your accountant or financial adviser.
How to book an appointment with you?
Use the Get Discovery Call button on this page, or call 0426 223 035. The call is free, runs about 30 minutes, and there is no obligation. We will tell you honestly if we are not the right fit for your brief.
